Dorset Gardens is a 99-year leasehold condominium taking shape on the former Singapore Indian Fine Arts Society site at Dorset Road, in the pocket of District 8 that sits between Rangoon Road and Farrer Park station. The hook is unusually easy to state. This was the only parcel on the 2025 Confirmed List that sits on the fringe of the Core Central Region while still being priced as city-fringe land, and it comes with a four-minute walk to a North East Line station and three primary schools inside the one-kilometre band. Very little new private housing has been released in this part of District 8 in the last decade, which is why nine developers bid for it.

Dorset Gardens Location

Dorset Road runs between Rangoon Road and Owen Road, a short block from the Farrer Park station entrance. It is a quiet residential street in a loud part of town, which is most of the appeal.

Farrer Park station sits about 330 metres away on the North East Line. Two stops takes you to Dhoby Ghaut and its interchange with the North South and Circle lines; three reaches Clarke Quay; four puts you in Chinatown. Little India, one stop in the other direction, adds the Downtown Line.

For drivers the Central Expressway is the immediate link, with the Pan-Island Expressway a short run further out. The combination is what makes this address work for a household where one person commutes into the CBD and the other drives somewhere else entirely.

The immediate surroundings are established rather than new: HDB blocks along Kent Road and Owen Road, low-rise conservation housing, and the shophouse rows that give Rangoon Road its character. Nothing here is waiting to be built out.

City Square Mall and Mustafa Centre are both walkable, and Pek Kio Market and Food Centre sits about 360 metres away for the daily version of the same errand. Serangoon Plaza and Piccadilly Galleria fill in the gaps.

Healthcare is unusually close. Farrer Park Hospital and Farrer Park Medical Centre sit within a few minutes’ walk, and KK Women’s and Children’s Hospital is a short drive along Kampong Java Road.

The largest change coming to the area is not on this site at all. Roughly 500 metres away, the former Farrer Park sports ground is being redeveloped into housing integrated with sports and recreation facilities — the subject of our Farrer Park transformation guide.

Dorset Gardens Developer

United Venture Development (2022) Pte. Ltd. is the entity named on the URA award and on the building plan. It is a joint-venture vehicle, and the three names behind it matter more than the company name does.

UOL Group Limited leads. Founded in 1963 and listed on the Singapore Exchange as a Straits Times Index constituent, UOL runs property development alongside property investment and a hotel business through Pan Pacific Hotels Group.

Singapore Land Group, formerly United Industrial Corporation, became a UOL subsidiary in 2018 and was renamed in 2021. It brings a portfolio spanning residential, office and retail, including the Marina Square holdings.

Kheng Leong Company is the third partner — the Wee family’s privately held property arm, and a recurring co-investor with UOL on Singapore land bids.

At tender the partners set the venture at 60:20:20. UOL’s subsequent results presentations describe it as 80:20, counting UOL and Singapore Land as one. Both descriptions are accurate; they simply group the shareholders differently.

The recent residential track record is the more useful signal: Watten House, Pinetree Hill, Meyer Blue, Skye at Holland, UpperHouse at Orchard Boulevard and Parktown Residence, a run that has sold through at a rate few peers matched over the same window.

The consultant team is named on the building plan too. P&T Consultants is the architect, TW-ASIA Consultants handles civil and structural engineering, and United Tec Construction is the builder.

Visit Dorset Gardens Showflat

The showflat is not open. On a project targeting a first-half 2027 launch, that is expected, and it changes what a registration is actually for.

Registering now does two things. It puts you on the preview list so invitations, the price list and the balance unit chart reach you in the first wave. And it lets us send you the material as it is published rather than in one overwhelming batch at launch.

When the gallery does open, appointments will be the practical way in. Preview weekends at a well-received city-fringe launch fill quickly, and walk-ins tend to get the tour without the conversation.

Booking through this site carries no commission. Buyers transact at direct developer pricing, which is set by the developer and identical whichever appointed agent walks you through it.

What the Dorset Gardens Land Tender Tells You

The Dorset Road parcel was released on the Confirmed List of the first-half 2025 Government Land Sales programme and went to tender on 24 June 2025. When the tender closed on 9 October, nine bids had been submitted — a depth of competition that had not been seen on a Singapore residential site since 2021.

United Venture Development took it at S$524,300,800, which works out to S$1,338 per square foot per plot ratio. The second-placed consortium was within about S$5 million. That closeness matters: it says the market broadly agreed on what the land was worth, which reduces the risk of a project priced off an outlier bid.

The parcel runs to 10,399 square metres, or roughly 111,934 square feet, with a maximum permissible gross floor area of 36,397 square metres at a plot ratio of 3.5. The lease is 99 years from the award date of 16 October 2025, so the tenure clock is effectively new.

At 425 homes on that footprint the scheme lands in the mid-size bracket — large enough to carry a full facilities deck, small enough that the lift lobbies do not feel like a transit hall. It is a similar scale to Piccadilly Grand nearby, which is the closest recent comparison the area offers.

One detail is worth holding on to. UOL’s own commentary flagged Dorset Road as the only site on the 2025 Confirmed List sitting on the fringe of the Core Central Region. City-fringe land priced at city-fringe rates, with a CCR boundary a few streets away, is the arbitrage the bidders were competing for.

Connectivity

Dorset Gardens and the North East Line

Farrer Park is the eighth station on the North East Line, and it is the single fact that shapes how Dorset Gardens will be valued. The walk is roughly 330 metres — four to five minutes at an ordinary pace, and short enough that it stays a walk in the rain rather than becoming a taxi.

From Farrer Park, Dhoby Ghaut is two stops. That is the North East Line’s interchange with the North South and Circle lines, which puts Orchard Road one further stop away and Marina Bay within a straightforward single change. Clarke Quay is three stops, Chinatown four, and HarbourFront eight. In the other direction Little India is one stop and adds the Downtown Line, which reaches Bugis, Promenade and the Bayfront without touching Dhoby Ghaut at all.

For drivers, the Central Expressway entrance off Kampong Java Road is the primary link, running north towards Ang Mo Kio and Seletar and south into the city. The Pan-Island Expressway picks up cross-island trips east and west. The practical effect is that the Central Business District is a short drive outside peak, and Changi is reachable without threading through the city grid.

Buses fill in what the rail map does not. The nearest stop is about 130 metres away, and the Serangoon Road and Rangoon Road corridors both carry frequent services toward the city and toward Toa Payoh and Novena.

It is not common for a site this close to the city to sit inside a genuine primary school catchment, and this is one of the reasons the tender drew nine bidders. Three primary schools fall within the one-kilometre band that carries priority in Primary One registration.

Track record

UOL Group’s Record Behind Dorset Gardens

UOL Group has been developing in Singapore since 1963, and the part of its record that matters to a buyer at Dorset Gardens is the recent one. Watten House, Pinetree Hill, Meyer Blue, Skye at Holland, UpperHouse at Orchard Boulevard and Parktown Residence were between 79% and 100% sold as at August 2026 — a sell-through rate that says the product has been meeting the market rather than sitting on it.

The group is a Straits Times Index constituent listed on the Singapore Exchange under U14, which means the development entity sits under a balance sheet that is publicly reported and externally scrutinised. On a project completing in 2030, that is a more useful assurance than any marketing claim about build quality.

Singapore Land Group adds an office and retail portfolio to the mix, including the Marina Square holdings now under redevelopment study. Kheng Leong, the third partner, has been a recurring co-investor with UOL on Singapore land bids and brings the private capital side of the arrangement.

On the joint-venture split. You will see Dorset Gardens described as a 60:20:20 venture between UOL, Singapore Land and Kheng Leong, and elsewhere as an 80:20 venture between UOL and Kheng Leong. These are the same arrangement. The second version counts UOL and its subsidiary Singapore Land as a single 80% holder.

Living Around Dorset Gardens

The precinct around Dorset Road has been settled for a long time, which produces a specific kind of convenience: not a single anchor mall, but a dense layer of small things within a few hundred metres of each other.

Everyday errands

Pek Kio Market and Food Centre sits about 360 metres away for wet market produce and hawker food. Mustafa Centre, roughly ten minutes on foot, covers the late-night grocery run that nowhere else in Singapore quite does.

Serangoon Plaza is about 510 metres away, and City Square Mall sits beside Farrer Park station for supermarket, cinema and the chain retail layer.

Healthcare

Farrer Park Hospital and Farrer Park Medical Centre — together known as Connexion — sit within a short walk, which is an unusual thing to be able to say about a residential address.

KK Women’s and Children’s Hospital is a few minutes’ drive along Kampong Java Road, and a general clinic sits about 130 metres from the site.

Green space and recreation

City Green is about 420 metres away, with Cambridge Park and Carlisle Oasis providing the smaller pocket parks that this part of town does well.

The Kallang precinct and the Sports Hub are a short drive east, and the Farrer Park redevelopment will add sports and recreation facilities much closer to home.

The Farrer Park transformation

About 500 metres from Dorset Road, a site of roughly ten hectares — the former Farrer Park sports ground, which served as an unofficial sports hub from the 1950s through the 1980s — is being redeveloped into public housing integrated with sports and recreational facilities, with a potential yield of around 1,600 flats. The plans retain and rework heritage landmarks including the former swimming complex and the boxing gym once used by the Singapore Amateur Boxing Association.

For a buyer at Dorset Gardens this cuts two ways, and it is worth being straightforward about both. New sports and recreation facilities within walking distance are a genuine amenity gain. A significant supply of new public housing in the immediate area is also a change to the neighbourhood’s composition, and construction will run for years. Roughly 330 metres to Farrer Park. Walk-to-MRT is claimed loosely across the market; at this distance it is literal, and it is the attribute that holds value longest when the resale market eventually prices this address.

2. City-fringe land on the edge of the Core Central Region

UOL identified Dorset Road as the only 2025 Confirmed List parcel sitting on the CCR fringe. The district boundary is a pricing boundary, and being just outside it is a different proposition from being deep in the Rest of Central Region.
