What This Means in Practice at Dorset Gardens
The first 20% of the price falls within roughly eight to ten weeks of booking, and that portion is largely cash and CPF rather than loan. The booking fee of 5% must be paid in cash. The balance of the 20% may draw on CPF Ordinary Account savings, subject to the usual withdrawal rules.
Your housing loan then covers the remaining 80% as it is drawn down stage by stage. That is the part buyers most often underestimate in a positive direction: your monthly instalment in the first year reflects only the amount disbursed so far, not the full loan. On a S$2 million purchase with a 20-year tenure, the first stage instalment can be a few hundred dollars a month rather than several thousand.

Deferred Payment and Dorset Gardens
Deferred payment schemes are not available on standard new residential launches in Singapore. If you encounter an offer described in those terms for this project, treat it with caution and check it against the Sale and Purchase Agreement.
Costs That Sit Outside the Payment Schedule
Three items fall outside the percentages above and need separate provision. Buyer’s Stamp Duty and any Additional Buyer’s Stamp Duty are payable in cash within 14 days of signing the Sale and Purchase Agreement — see the stamp duty page. Conveyancing legal fees typically run to a few thousand dollars. And maintenance fees begin at TOP, not at legal completion.
