The price list for Dorset Gardens has not been issued. Neither has an indicative range, a preview price or a starting figure. Any specific per-square-foot number you encounter for this project today is somebody’s estimate rather than a developer quotation, and we are not going to add another one.
Our position on pre-launch pricing. Publishing an invented price figure is the single most common failure on new-launch marketing sites. It attracts search traffic and then costs the buyer real money when the actual list arrives at a different level. We publish prices when the developer publishes them.
What the Dorset Gardens Land Cost Establishes
The one hard number on the record is the land price. United Venture Development paid S$524,300,800 for the Dorset Road parcel, which equates to about S$1,338 per square foot per plot ratio. Nine developers bid, and the second-highest offer was roughly S$518.9 million — a gap of about one per cent.

Source: URA tender award. Land cost is one input into a selling price among several — construction cost, financing cost, the development charge position and market conditions at launch all move the final number.
Why the Bid Spread Is the Useful Signal
Nine bids within a narrow band tells you the market agreed on what this land was worth. That matters more than the headline figure. A site won on an outlier bid carries the risk that the developer has to price aggressively to recover an overpayment; a site won by about one per cent in a deep field does not carry that problem in the same way.
It also tells you the competition for city-fringe land on the edge of the Core Central Region was real. Nine bidders on a 2025 Confirmed List parcel was the deepest field seen since 2021.
How Dorset Gardens Pricing Will Be Released
The usual sequence runs: factsheet and e-brochure, then the floor plan set and elevation chart, then the showflat preview, then the price list, typically at or just before the VVIP preview. Registered parties see the list at the same time as the appointed sales teams.
Pricing on a new launch is set per unit rather than as a single figure — the same layout varies by level, stack and aspect, sometimes by a considerable margin. That is why the elevation chart matters as much as the price list itself.
Working Out What You Can Afford Before the List Arrives
You do not need a price list to establish your ceiling. Run the TDSR calculator to find the loan your income supports at the 55% cap and the 4% stress-test floor, then apply the 75% loan-to-value limit on a first housing loan. The lower of the two is your real budget.
Then run the stamp duty calculator, because Buyer’s Stamp Duty and Additional Buyer’s Stamp Duty are payable in cash within 14 days and cannot be borrowed. The progressive payment calculator then shows how the cash and the instalments actually fall across the build to 2030.
