Stamp duty

Stamp Duty on Dorset Gardens

The BSD and ABSD tables that apply to a private condominium purchase, as at October 2026.

Two stamp duties apply when you buy Dorset Gardens. Buyer’s Stamp Duty is payable by everyone. Additional Buyer’s Stamp Duty depends on who you are and how many residential properties you already own, and on a purchase of this size it is by far the larger of the two for most profiles.

Both are payable in cash within 14 days of signing the Sale and Purchase Agreement. Neither can be included in a housing loan, which is why they need to be settled in your budget before you look at floor plans, not after.

Buyer’s Stamp Duty on Dorset Gardens

BSD is charged on a tiered basis against the higher of the purchase price or market value. Each rate applies only to the portion of the price within its band.

First $180,0001%
Next $180,0002%
Next $640,0003%
Next $500,0004%
Next $1,500,0005%

Rates in force from 15 February 2023. BSD is rounded down to the nearest dollar, subject to a minimum of $1. Confirm with IRAS before commitment — rates are subject to change. Source: IRAS, verified September 2026.

Additional Buyer’s Stamp Duty on Dorset Gardens

ABSD is charged as a flat percentage on the full purchase price or market value, whichever is higher. Because Dorset Gardens is private non-landed housing rather than an executive condominium, the full table applies, including foreigners and entities.

Seller’s Stamp Duty on Dorset Gardens

Buyer’s and Additional Buyer’s Stamp Duty are paid when you buy. Seller’s Stamp Duty is paid if you sell within the holding period, and it applies to residential property including Dorset Gardens.

The holding period was extended on 4 July 2025. Residential property bought on or after 4 July 2025 carries a four-year holding period at higher rates than the three-year regime that applied before.

SSD is computed on the selling price or market value, whichever is higher, and is rounded down to the nearest dollar subject to a minimum of $1. The applicable regime is fixed by your date of purchase, not your date of sale. Confirm with IRAS before commitment. Source: IRAS, verified September 2026.

Why this matters on a project completing in 2030. The holding period runs from the date you buy, not from Temporary Occupation Permit. A buyer purchasing at a 2027 launch would pass the four-year mark around 2031 — which is after the expected 2030 completion. Anyone intending to sell at or shortly after TOP should assume SSD is payable and check the exact dates with IRAS or a conveyancing lawyer before committing.

Reliefs and Refunds Worth Knowing About

Two IRAS provisions come up repeatedly on purchases like this one. A married couple with at least one Singapore Citizen spouse buying their only residential property together may qualify for ABSD remission at the point of purchase. A married couple with at least one Singapore Citizen spouse buying a second property may be able to claim an ABSD refund if they sell their first property within six months of the later of the purchase completion or, for a property under construction, the issue of the Temporary Occupation Permit.

Both carry strict conditions and strict deadlines. Confirm your position with IRAS or your conveyancing lawyer before you exercise an option, not afterwards.

Nationals of certain countries with free trade agreements in force may be accorded the same stamp duty treatment as Singapore Citizens. This is a narrow provision and eligibility should be confirmed with IRAS directly.

The stamp duty calculator applies both tables to a purchase price and buyer profile and returns the total. The progressive payment calculator then folds stamp duty into the wider upfront cash requirement alongside the booking fee and the balance downpayment.
