425 homes on a maximum gross floor area of 36,397 square metres works out to an average of roughly 85 square metres of gross floor area per unit. Gross floor area includes common areas, so average saleable area will be meaningfully lower — but the ratio points to a mix weighted toward smaller and mid-sized units rather than a scheme of large family apartments.
That is arithmetic, not a floor plan, and we are flagging it as such.
What to Check on the Dorset Gardens Plans
When the set arrives, three things repay attention. Regular rectangular layouts furnish better than clever ones, and the difference shows up immediately in the bedroom dimensions. Balcony and air-conditioner ledge area counts toward the quoted size but not toward usable floor space, so compare units on internal area rather than headline square footage. And check where the yard and service area sit, because on smaller city-fringe units that is often where the compromise has been made.
