
You cannot yet, because the showflat has not been built. With a launch targeted for the first half of 2027, the sales gallery will open for preview some months beforehand. What you can do now is register, which is what determines whether you are in the first group invited or the crowd that arrives afterwards. The showflat page takes registrations.
Why Registering Early Actually Matters
On a well-received city-fringe launch, the useful stacks move in the opening days. The VVIP preview is the window in which selection is genuinely open; by the public launch weekend, a meaningful share of the better-positioned units in the popular layouts have been taken.
Registering also changes the order in which you receive information. The floor plans, site plan and elevation chart are released ahead of the price list. Registered buyers get that window to decide what they want before the numbers arrive, which is a meaningfully better position than seeing both at once.
What Direct Developer Pricing Means
Buyers who book through an appointed marketing agent transact at direct developer pricing with no commission payable by the buyer. This is worth stating plainly because it is often presented as a discount, and it is not. Developer pricing on a new launch is set by the developer and is identical whichever appointed agent handles your appointment.
What differs between agents is the quality of the advice: whether someone tells you which stacks face inward, whether they flag the school registration timing problem, and whether they say when a project does not suit you.
What to Settle Before You Attend
Financing, before anything else. The units that suit a S$1.4 million budget and a S$2.2 million budget are different units, and there is no point touring both.
Run the TDSR calculator to find the loan your income supports at the 55% cap and the 4% stress-test rate. Apply the 75% loan-to-value limit if this is your first housing loan. Take the lower of the two. Then run the stamp duty calculator, because duty is payable in cash within 14 days and cannot be borrowed.
Finally, model the cash flow with the progressive payment calculator so you know what the first two years actually cost month to month.
What to Bring on the Day
Identification for everyone who will be on the title. Your in-principle approval position if you intend to book on the day. A cheque or the means to pay the 5% booking fee if you are serious, because an Option to Purchase is granted against payment rather than intention.
And a shortlist. Knowing your bedroom count, your level band and your preferred aspect before you arrive turns a preview appointment into a decision rather than a browse.
The HDB Upgrader Check
If you currently own an HDB flat, settle this before you attend, not after. Still being on the title when you exercise the Option to Purchase means the bank treats the new loan as a second housing loan — 45% loan-to-value with a 25% cash downpayment rather than 75% with 5%. On a S$2 million purchase that is around S$400,000 in additional cash. The housing loan page sets out the routes around it.
What Happens After a Booking
The Option to Purchase is granted on payment of the 5% booking fee. The Sale and Purchase Agreement follows, typically within eight weeks, and the further 15% falls due on signing. Stamp duty is payable within 14 days of that. From there the progressive payment schedule takes over through to completion in 2030.
