They are different products solving different problems, and the comparison is often made badly. A new launch like Dorset Gardens is a claim on a building that will exist in 2030. A resale unit is a building you can walk into this weekend. The right choice depends far more on your timeline and cash position than on price per square foot.

The Cash Flow Difference Is the Big One

A resale purchase requires the full downpayment and stamp duty within weeks, and the full loan instalment begins on completion. A new launch spreads payment across the construction period: 5% on booking, 15% at signing, then staged payments to 2030, with the monthly instalment starting small and stepping up as the loan is drawn down.

The trade-off is that you are paying to live somewhere else in the meantime. Four years of rent or an existing mortgage is a real cost that does not appear in any price-per-square-foot comparison.

Tenure Needs Adjusting For

Dorset Gardens carries a 99-year lease running from October 2025. A resale unit in District 8 might be freehold, or it might be a leasehold property with 70 years remaining. Those are materially different assets and comparing them on headline price is meaningless.

A freehold resale block at a similar price per square foot is not obviously worse value, and a leasehold resale with 68 years left is not obviously better value even at a discount. Adjust for remaining tenure before you compare anything else.

Condition, Layout and Efficiency

Newer developments generally have more efficient layouts, better lift-to-unit ratios and more current specification. Older blocks in District 8 often have larger internal areas for the same quoted size, because balcony conventions and planning rules were different, and they come without four years of construction risk.

They also come with maintenance history. A twenty-year-old development has a track record on management committee competence, sinking fund adequacy and building defects. A new launch has none of that, in either direction.

What District 8 Resale Actually Offers

The resale stock around Farrer Park and Rangoon Road spans a wide range: older freehold apartments, boutique blocks, and recently completed leasehold projects. That variety means a genuine like-for-like comparison needs to control for tenure, completion year, floor level and aspect before any price comparison holds.

The Honest Framing

New launch suits buyers with a longer timeline, an existing home to carry, and a preference for current specification and a fresh lease. Resale suits buyers who need somewhere to live now, who want to see exactly what they are buying, or who place weight on tenure and internal area over specification.

Neither is inherently better value. What makes one better than the other in a specific case is usually timing and cash flow rather than anything intrinsic to the product.

How to Run the Comparison Properly

Adjust for remaining tenure. Compare internal area, not quoted strata area. Include four years of accommodation cost on the new-launch side. Include immediate renovation cost on the resale side. Then compare.
