Three primary schools fall within the one-kilometre band: Farrer Park Primary School, Hong Wen School and St Joseph’s Institution Junior. A further three — Anglo-Chinese School (Junior), Bendemeer Primary School and St Margaret’s School (Primary) — sit in the one-to-two-kilometre band. For a city-fringe address, that is an unusually strong catchment, and it is one reason the Dorset Gardens land tender drew nine bidders.

Beyond the primary schools, Northlight School sits about 550 metres away, Invictus International School’s Centrium campus about 490 metres, and LASALLE College of the Arts about 1.35 kilometres. What the One-Kilometre Band Actually Buys You
This is where expectations and reality often diverge. Distance is a tie-breaker in Primary One registration, not a queue position. It is applied when a registration phase is oversubscribed and balloting becomes necessary.
Within a ballot, the priority order runs: Singapore Citizens within one kilometre, then citizens between one and two kilometres, then citizens beyond two kilometres, and then permanent residents in the same three bands. A citizen living three kilometres away therefore still ranks ahead of a permanent resident living 400 metres away.
So living within one kilometre helps most in the phases where a popular school is genuinely oversubscribed. For the three schools in this catchment, that does happen, which makes the band worth something real.
The Residence Requirement and the Completion Date
This is the constraint that matters most for a project completing in 2030. The registration address is the one on the child’s official record, and the Ministry of Education requires the family to actually reside there for a defined period before and after registration.
A unit that has not been built cannot serve a registration exercise. If the catchment is a primary reason for your purchase, work backwards from your child’s registration year: expected completion is the second quarter of 2030, with legal completion typically following around a year later. Whether that lands early enough depends entirely on your child’s age today.
It is a conversation worth having before booking a unit rather than afterwards, and it is one of the questions we would rather raise than let a buyer discover in 2029.
Distances Need Verifying
The distance bands published here and elsewhere for the Dorset Road site are drawn from site analyses produced during the land tender. They are indicative. The measurement that counts is taken from a point on the development defined by the authorities, not from a road junction or a map pin.
Use the official MOE school-distance query once the development has an address, and treat every published figure — including ours — as a guide until then. A school at 990 metres on one measurement can sit at 1,010 metres on another, and the band boundary is absolute.
Secondary and Beyond
The area is well placed for the onward path. St Joseph’s Institution, the Novena corridor schools and the Bukit Timah belt are all within a reasonable bus or MRT journey from Farrer Park station, which sits about 330 metres from the site on the North East Line. Weighing It Against Everything Else
A school catchment is one input among several, and it has a limited useful life — six years per child, and none at all if the timing does not work. The connectivity, the tenure and the surrounding amenities outlast it. Worth keeping the weighting honest when you compare Dorset Gardens against alternatives.
