Amberwood @ Holland went on sale over 25 and 26 September, and the headline numbers travelled fast. EdgeProp Singapore reported that 23 of the 70 units released in the first phase were taken up. A few of the conclusions drifting around deserve a second look.
- Myth: a third of the condominium is gone. Fact: the 33% figure applies to the 70-unit release only. Measured against all 212 homes by Sim Lian Group, 23 sales is about 11%.
- Myth: $3,019 psf is what every buyer paid. Fact: that is an average across weekend sales. By type, three-bedroom homes averaged $2,962 psf, four-bedroom $2,990 and five-bedroom $3,026, with wide spreads inside each type, three-bedroom prices alone spanning $2.516 million to $3.043 million, and overall prices running from $2.516 million to $4.834 million across the three.
- Myth: one launch speaks for every project in the market. Fact: Amberwood is a 99-year leasehold in Holland Plain, District 10, with 74 three-bedroom, 74 four-bedroom and 64 five-bedroom homes, and no one- or two-bedders. A family-sized mix in that setting is a different product from compact homes near the city fringe.
- Myth: a strong weekend fixes the next launch's pricing. Fact: each developer prices its own site, land cost and product. Dorset Gardens has not yet released its unit mix or prices, so anyone comparing the two now is working from a partial picture and should expect the conversation to change once real figures appear.
- Myth: launch pace alone proves value. Fact: pace reflects pricing, timing and the pool of buyers on one particular weekend. A first phase of 70 units is a measured slice of the 212 homes, and the remaining 142 were not part of it.
Dorset Gardens is a 99-year leasehold condominium of 425 homes at Dorset Road in District 8, on a 10,399 sqm site. The joint venture behind it brings together UOL Group, Singapore Land Group and Kheng Leong Company, trading as United Venture Development (2022). The lease runs from 16 October 2025, completion is expected in Q2 2030, and the launch target is the first half of 2027.
The site is the former Singapore Indian Fine Arts Society plot on a short residential street between Rangoon Road and Owen Road, a few streets from the Core Central Region boundary. Facilities include a swimming pool and a sky terrace. On the developer side, the project's own developer page notes that six recent UOL projects were between 79% and 100% sold as at August 2026, a record worth reading in its own right.
Farrer Park MRT station, on the North East Line, is roughly 330 metres from the site. Journey details sit on the Dorset Gardens location page.
If you would like to hear first when the unit mix and pricing are released, ahead of the planned launch, leave your contact details on the enquiry page. Newcomers to the project can start at the Dorset Gardens homepage.
