A tender in September 2026 for the Lorong Puntong and Sin Ming Avenue site set a new land-price mark for the Rest of Central Region, according to EdgeProp. The parcel, planned for about 140 homes, was awarded for $208.1 million, equal to $1,612 per square foot per plot ratio (psf ppr), per EdgeProp's analysis published on 8 October 2026. EdgeProp noted that the figure sits above the $1,515 psf ppr paid for the Berlayar Drive site in August.
The record sits at the top of a long climb. EdgeProp's review of 63 residential Government Land Sales sites from 2016 to 2025 found the average land price moving from $833 psf ppr in 2016 to $1,312 in 2025, roughly 5% a year. According to EdgeProp, the years 2021 to 2024 held at about $1,100 to $1,200, and 2025 rose 17% on the year. EdgeProp also reported that the gap between Core Central Region and Outside Central Region averages narrowed from $633 psf ppr in 2016-2020 to $242 in 2021-2025, and that the 2023 and 2024 dips came as harmonised gross floor area rules applied to sites launched from 1 September 2022.
For a buyer, the practical point sits in the timing of land purchases. EdgeProp's analysis points to many launches standing on sites bought in 2022 to 2024 at about $1,100 to $1,200 psf ppr, while sites awarded since have cost more. EdgeProp reads this as a sign that higher land cost may feed into future selling prices, with the effect varying by region and site.
EdgeProp gave one example of how the two numbers relate: one launch sold 72% of its 515 units at an average of $2,886 psf, on a site whose top bid had been $1,388 psf ppr in March 2025. The example sets land cost beside achieved price for a single project, and it describes that project only, not a rule.
Behind the land numbers, EdgeProp identifies three drivers. New-home prices come first: non-landed private new-sale prices, excluding ECs, rose 84% from 2016 to 2025 according to EdgeProp, against land price gains of 58% overall. Unsold stock comes second, with EdgeProp finding land prices and unsold inventory moving in opposite directions in eight of ten years. The third is the thinner flow of en bloc sales, which left GLS supplying at least 69% of the residential floor area acquired through GLS or en bloc each year since 2022, per EdgeProp.
Competition for sites has also shifted. EdgeProp reported that developers per winning bid average 2.2 in 2026 up to the report, the highest since 2016, and that Rest of Central Region and Core Central Region sites account for 57% of floor area awarded in 2026 up to the report, compared with 42% in 2025.
