When Will Dorset Gardens Launch and Complete?

When is Dorset Gardens expected to launch, and what is the construction timeline?

UOL has indicated a launch target in the first half of 2027, and the approved building plan gives an expected completion date in the second quarter of 2030. Neither is a commitment. Launch dates move with market conditions, and completion dates on a four-year build move with construction. The binding dates are the ones written into the Sale and Purchase Agreement at booking.

The Timeline So Far

The Dorset Road parcel was released on the Confirmed List of the first-half 2025 Government Land Sales programme and went to tender on 24 June 2025. The tender closed on 9 October 2025 with nine bids, and the Urban Redevelopment Authority awarded the site to United Venture Development (2022) Pte. Ltd. on 16 October 2025 at S$524,300,800.

The building plan permit was issued in June 2026, covering 425 units with a swimming pool, a sky terrace and communal facilities. The developer has not confirmed the number of blocks or the storey height. The project details page carries the full particulars.

What Comes Next

The usual sequence from permit to launch runs: the developer finalises the specification and unit mix, issues the factsheet and e-brochure, releases the floor plans and elevation chart, builds and opens the showflat for preview, and releases the price list at or just before the VVIP preview.

On a first-half 2027 target, the marketing material typically starts appearing several months ahead. That means the practical window for registration is now rather than at launch — the showflat page takes registrations.

Where Dorset Gardens Sits in UOL’s Pipeline

UOL has flagged Thomson Reserve, a 1,268-unit venture with CapitaLand Development, for launch ahead of Dorset Gardens. Dorset Gardens and the Hougang Central mixed-use scheme are both targeted for 2027. Developers sequence launches deliberately to avoid competing with themselves, so the order matters: it suggests the Dorset Gardens programme will not be brought forward significantly.

From Launch to Completion

Expected completion is the second quarter of 2030. Temporary Occupation Permit is the point at which you can take possession and begin fitting out, and it carries the largest single payment stage at 25% of the purchase price. Maintenance fees begin here too.

Legal completion, on issue of the Certificate of Statutory Completion, typically follows around a year later and carries the final 15%. The payment scheme page sets out the full schedule.

Why Timeline Matters More Than Buyers Expect

Two specific implications for this project.

If the school catchment is part of your reasoning, a 2030 completion may or may not land early enough for your child’s Primary One registration, because the Ministry of Education requires actual residence at the registration address. If you are an upgrader intending to claim the Additional Buyer’s Stamp Duty refund, the six-month window for selling your first property runs from the later of purchase completion or, for a property under construction, the issue of TOP. On a 2030 completion that gives more room than buyers often assume — but the conditions are strict and worth confirming with IRAS.

Treat Dates as Indicative

An expected completion date on a building plan is a planning figure, not a guarantee. Construction timelines move for reasons ranging from labour availability to weather. The Sale and Purchase Agreement contains the delivery date the developer is contractually bound to, along with the remedies if it is missed, and that is the document to read rather than any marketing timeline including this one.
