Dorset Gardens: A Quick Take

425 homes, a 99-year lease from October 2025 and Farrer Park MRT about 330 m away: ten quick takes.

Ten quick takes on Dorset Gardens, a residential project in the Farrer Park and Jalan Besar area, built from the figures on the project's own pages.

1. Scale. The development is planned for 425 homes, which makes it a mid-sized project rather than a boutique one. That is large enough to support a full set of shared facilities.

2. Tenure. The land is a 99-year leasehold, with the lease running from 16 October 2025. The clock is therefore at the very start, which is the single biggest difference between a new project and a resale flat in the same area.

3. Developers. UOL, Singapore Land and Kheng Leong are the joint venture partners. All three are long-established Singapore names, and a joint venture of this kind tends to bring a track record in both residential and mixed-use projects.

4. MRT. Farrer Park MRT is about 330 metres from the site, a short walk of around four to five minutes. The station is on the North East Line, which runs directly to the city fringe and beyond.

5. Market. Pek Kio Market and Food Centre is about 360 metres away. For daily groceries, cooked food and wet-market shopping, it is a local anchor that residents can reach on foot.

6. Shopping. Mustafa Centre is about a ten-minute walk, and its extended hours and wide range have made it one of the best-known shopping destinations in Singapore.

7. Completion. The project page gives the second quarter of 2030 as the expected completion date. Buyers who need a move-in date should read that against their own housing plans and any rental arrangements in between.

8. Launch timing. The project page gives a launch target of the first half of 2027. As with any project in the planning stage, dates can change, so the page is the place to check the latest position.

9. Neighbourhood. Farrer Park and Jalan Besar mix heritage shophouses, hawker food, small galleries and cafes with a very central address. It is a district where older and newer Singapore sit side by side.

10. Where to look. The location page shows the walking distances and the surrounding amenities in more detail, and the contact page takes enquiries.

Verdict: a large, well-connected project in a mature central neighbourhood, with the lease at day one and the key figures set out above. Anyone considering it will want to see the numbers on the project's own pages for themselves.

The central location also means that the nearby road network and the bus routes along Serangoon Road and Jalan Besar are within easy reach, and the Downtown Line and the North East Line both serve the wider area, so the trip to the city centre or to the Marina Bay area is short. Families will also find a range of well-known primary and secondary schools within the wider Kampong Glam, Bendemeer and Balestier area, and several small parks and community clubs within a short ride.
