Farrer Park's Shophouse Sale, Mapped

Placing a $33M Owen Road listing on the map of the Farrer Park neighbourhood.

A row of five freehold shophouses on Owen Road is on the market at $33 million, with tenants in place, according to Stacked Homes. The listing is a useful excuse to look at the neighbourhood around Farrer Park MRT, because the Dorset Gardens site lies within walking distance of the same station.

The shophouse listing near Dorset Gardens in brief

The five adjoining shophouses are freehold and zoned for residential use with commercial on the first storey. They also carry approval for serviced apartments. Marketing is by Cushman & Wakefield and CBRE through expressions of interest, closing on 27 October 2026. The price works out to about $1,902 psf as reported.

What the Dorset Gardens neighbourhood offers

The report puts the shophouses about 150 metres from Farrer Park MRT on the North East Line. Nearby are City Square Mall, Farrer Park Hospital, Mustafa Centre and Connexion. That mix of retail, healthcare and a major transit link is the kind of cluster that draws steady daily traffic, which is why this pocket attracts both residents and operators.

Where Dorset Gardens sits

Dorset Gardens is a 99-year leasehold residential project in District 8, Kallang, developed by a joint venture of UOL, Singapore Land and Kheng Leong through United Venture Development 2022. It will have 425 homes on a site of 10,399 sqm, and Farrer Park MRT is about 330 metres away. Completion is targeted for the second quarter of 2030, with a launch targeted for the first half of 2027.

Seen on a map, the shophouse row and the Dorset Gardens site share the same station catchment. That does not mean one affects the other's value, since a commercial shophouse sale and a residential launch follow different logic, but it does show the neighbourhood is active.

What to take from it as a Dorset Gardens reader

Buyers considering a home near a station often weigh the amenities within walking distance, and the report's list is a decent starting point. A walk along the streets at different times of day will tell you far more about noise, crowds and convenience than any list can. The location page sets out the surroundings of Dorset Gardens in detail.

A word of caution: the shophouse listing is an asking price, and the outcome of the sale will not be known until expressions of interest close and a buyer is chosen.

Questions worth asking about any neighbourhood, Dorset Gardens included

When a listing prompts interest in an area, a few questions help. How long does the walk to the station really take at rush hour? What does the street feel like in the evening? Which daily needs, such as groceries, clinics and food, are within a ten-minute walk? Answers like these come from visiting more than from reading, and they are the same questions a future resident would ask about Dorset Gardens once the project reaches launch.
