Waiting on 2027: Lucerne Grand Q&A

Should this weekend's west-side launch change the plans of someone waiting for 2027?

Four-bedroom homes at Lucerne Grand start at $2.788 million for 1,152 sq ft, the top of a price ladder that City Developments Limited (CDL) published for its west-side launch, where bookings began this Saturday, 3 October 2026. People with their sights on a project launching next year often ask whether a release like this should alter their plans. These are the questions heard most often.

What exactly went on sale this weekend, and what does it mean for Dorset Gardens readers?

CDL opened bookings for 570 homes across five 17-storey towers on Lakeside Drive, near the Jurong Lake District. The project connects directly to Lakeside MRT station on the East-West Line, and its level-1 podium, Lucerne Galleria, is planned with a supermarket and food and retail units. A preview had run since 18 September. Besides the four-bedroom figure, CDL lists two-bedders from $1.498 million (624 sq ft) and three-bedders from $1.988 million (883 sq ft).

Should I wait for a 2027 launch or look now, Dorset Gardens included?

That depends on where you want to live, when you need the home and what you can borrow, not on one launch's price list. A west-side project with a station link and a city-fringe project a short ride from town serve different daily lives. The two also sit on separate rail lines, the East-West Line in the west and the North East Line at Farrer Park, so commute patterns will differ. If the Lakeside address suits you, visit it; if your shortlist is fixed on the city fringe, a visit is still a cheap way to learn what a current launch includes. No one can say how prices will move between now and next year, and this article does not try.

Does Lucerne Grand tell me what Dorset Gardens will cost?

No. Dorset Gardens is a different product in a different part of the island, and its developer has not released prices or a unit mix. What is on record: a 99-year leasehold condominium of 425 homes on a 10,399 sqm site at Dorset Road in District 8, developed by United Venture Development (2022), a joint venture of UOL, Singapore Land and Kheng Leong. Farrer Park station on the North East Line is roughly 330 metres away, the launch is targeted for the first half of 2027, and completion is expected in the second quarter of 2030. Any price drawn from the Lakeside figures would be a guess. Unit types and pricing will be released ahead of the launch.

What can I do now to be ready for Dorset Gardens next year?

Use the waiting time well. Get an in-principle loan assessment, work out the stamp duty for your buyer profile using the relevant authority's own calculator, and decide the unit size your household needs. Settle, too, whose names will be on the purchase, since that affects the duties payable. Reading launch coverage from outlets such as EdgeProp Singapore also trains the eye to scan a price list quickly. The Farrer Park location guide explains the neighbourhood, and the Dorset Gardens front page tracks the project record. When you want to be first in line for 2027, put your name on the Sales Concierge early list.
