EdgeProp reported that the Government Land Sales tender for a site at Marina Gardens Lane closed on 15 October 2026 with a single bid, from EL Development. Analysts had expected three to six bids, so the result fell well short of that range. For anyone reading land tenders as a signal of developer appetite, the bidder count is the plainest figure in the report, and the percentage gaps between bids add a second layer.
Four CBD-Fringe Tenders in Order, Seen From Dorset Gardens
- 2021, Marina View: one bidder, IOI Properties Group.
- 2023, Marina Gardens Lane, the adjacent plot: four bidders, with the site won by a consortium led by Kingsford Group.
- 2024, Marina Gardens Crescent: one bidder, a group of GuocoLand, Hong Leong Holdings and TID, and URA rejected the bid as too low, so the site was not awarded.
- 2026, Marina Gardens Lane: one bidder, EL Development.
EdgeProp set the bids against each other in percentages. EL Development's bid is 11.3% lower than the 2023 Kingsford-led bid on the neighbouring plot and 26.3% higher than the rejected 2024 offer for Marina Gardens Crescent, according to one agency head cited by EdgeProp. That agency head described the thin turnout as a recurring pattern for CBD land sites, while a research house cited by EdgeProp tied it to a larger supply of residential sites, which gives developers a wider range of choices. EL Development's managing director told EdgeProp that other sites had fetched very high prices and hoped its land price gives buyers a compelling reason to consider the area, pointing to views, Gardens by the Bay and Marina South MRT on the Thomson-East Coast Line.
Site Terms and the Neighbouring Launch, Noted for Dorset Gardens
The site is a 99-year leasehold of 64,659 sq ft with a maximum gross floor area of 362,122 sq ft, planned for about 390 homes with first-storey commercial space capped at 150 sq m (1,615 sq ft). It went out for tender on 13 August 2026 as the third site released in the Marina South precinct, and the management corporation takes over management once the development is complete. EdgeProp added that One Marina Gardens, the 937-unit project on the adjacent plot, launched in April 2025 with 38.5% sold over its first weekend and about 72% sold according to caveats lodged at the time of the report, and that the Marina Gardens Crescent white site could yield about 775 homes.
Dorset Gardens is a 99-year leasehold condominium on Dorset Road in District 8, on the former Singapore Indian Fine Arts Society site, with 425 homes in the approved building plan on 111,934 sq ft. Farrer Park MRT station is about 330 m away, as described on the location page. The developer is United Venture Development (2022) Pte. Ltd., a joint venture of UOL Group, Singapore Land Group and Kheng Leong. Completion is expected in Q2 2030 under a building plan permit dated 18 June 2026, and the launch target is the first half of 2027.
