On 1 October 2026, URA released its flash estimate for the third quarter. The private residential price index rose 1.4% on the previous quarter, compared with 0.5% in the second quarter. For anyone weighing a purchase, the useful question is less about the headline and more about how to read it.
What the flash numbers show for Dorset Gardens readers
Within that overall move, non-landed homes rose 0.9%, after a 0.1% dip in 2Q. The regions split in different directions. The Core Central Region slipped 0.1%, having gained 1.8% in 2Q. The Rest of Central Region edged up 0.2%, against a 1.2% fall earlier. The Outside Central Region climbed 2.2%, up from a 0.1% decline. Landed homes rose 2.8%, following 2.5% in 2Q.
Why a flash estimate is only a first read on Dorset Gardens
These figures rest on partial-quarter data. As URA notes, they may differ from the final release, which is due on 23 October 2026. A buyer who locks in a view today is therefore working from an early draft. If your timeline allows, it costs nothing to read the full statistics when they appear, and to see whether the regional pattern holds.
How to use it when weighing Dorset Gardens
An index describes the market as a whole, not the price of any single home. A move in one region says little about what a particular unit costs, how it is priced against its neighbours, or whether it suits your family. Treat the index as background, then give most of your attention to your budget, your loan limits and the way you plan to live in the home.
It also helps to separate two ideas that often get blurred: where the market has been, and what a specific home will cost you. The first is a statistic. The second depends on the unit, the floor, the view, the developer’s pricing and the day you transact. Keep a simple list of what you must have, and judge each option against that list.
Timing matters as well. A quarter’s movement is a small slice of a much longer story, and one release should not drive a purchase decision on its own. Many buyers find it calmer to decide on their budget first, then look at the data.
Where Dorset Gardens fits
Dorset Gardens sits in District 8, which is part of the Rest of Central Region, near Farrer Park MRT. It is a 99-year leasehold condominium with a lease running from 16 October 2025, planned at 425 homes on the former Singapore Indian Fine Arts Society site along Dorset Road. The project is pre-launch, with a launch target of the first half of 2027 and expected completion in the second quarter of 2030. A regional index figure does not tell you anything about this project’s own pricing. See the location page for the neighbourhood, or go back to the main project page.
